The room over the garage doesn’t have to be the cold room.

It’s the most common call we get: one bedroom or bonus room that never warms up, a thermostat cranked for the whole house, and a furnace that won’t quit. The problem isn’t your furnace. It’s the walls around that room and the garage underneath it — and we fix both without opening a wall in your living space.

Most homes: one day. Two-story homes or anything over 1,400 sq ft: two.

Why that one room is always 5–10 degrees behind

A room over a garage is the hardest room in the house to keep warm, and it was usually built with the least insulation. Four things are working against it at once:

  • Three cold walls instead of one. A bedroom in the middle of the house shares walls with warm rooms. A room over the garage is surrounded by outside air on three sides.
  • An unheated garage underneath. The garage ceiling is that room’s floor. Whatever the garage is doing in January, the floor is doing too.
  • Walls that were never really filled. Homes built before 1990 often have little or nothing in the wall cavities — or cellulose that settled and left a gap at the top of every stud bay.
  • An open rim joist. Where the floor meets the outside wall over the garage is usually the leakiest spot in the house. Cold air pours in there every night.

That is why turning up the thermostat doesn’t work. You are heating the whole house to try to reach one room, and the heat leaves that room as fast as it arrives.

Fill the exterior walls

We pull one row of siding, drill each stud cavity, and inject foam until it’s packed — including around wiring and blocking. Siding goes back on the same day.

Fill the garage-side wall

The wall between the garage and the house gets the same treatment from inside the garage. Small holes, patched when we’re done.

Seal the rim joist

Where the floor over the garage meets the outside wall, we close the gap that’s been feeding cold air under that room.

A blower-door test and thermal scan before and after — on every whole-home job — so you can see the difference, not just feel it.

The first cold night, that room holds its temperature instead of dropping the minute the furnace cycles off. The floor stops being cold to walk on. The rest of the house stops being overheated to compensate. And the furnace runs less — which is where the money comes back.
